[摘　要]　在行业发展周期理论的基础上，结合历年来宏观调控政策，研究探索1998年以来我国房地产行业的周期阶段及其特征，并对未来宏观调控政策提出建议。

Abstract: In light of the theory of industry lifecycle, this paper investigates the development cycle of real estate in China since 1998 with reference to macro-economic policies adopted in the period. The investigation has led to recommendation of few policies for overseeing the operation of the industry.
