摘要：老旧小区改造项目工程进度会受到诸多因素影响。结合具体案例，从外部环境、项目自身以及利益相关者三个维度探讨气候、方案、合同、资金、居民业主等因素对老旧小区改造项目工程进度的影响。根据研究结果提出充分考虑外部环境影响做好应对预案、加强改造方案设计和合同管理、多渠道筹集改造资金、加强与居民业主的沟通交流等建议。

Abstract：The progress of old residential reconstruction project will be affected by many factors. Combined with specific cases，the paper discusses the influence of climate，scheme，contract，capital，resident owner and other factors on the project progress of old residential reconstruction project from three dimensions of external environment，project itself and stakeholders. According to the research results，puts forward suggestions of taking full consideration of the external environmental impact to make a good response plan，strengthening the design of the transformation scheme and contract management，raising the transformation funds through multiple channels，and strong communication with residents owners and other suggestions.
