[摘　要]　回顾了房价变化影响消费的国内外研究成果，在此基础上通过19个城市的面板数据实证检验我国房价变化对居民消费行为产生的影响，从发挥财富效应和延缓挤出效应两个方面为政府制定房地产市场宏观调控政策提供理论参考。

Abstract: This paper reviews the literatures on the effects of housing prices on consumption. Then it quantifies the impact of changes in housing prices on consumption using panel data from 19 cities. In the conclusion part, it provides theory references for government to formulate regulation policies, from the aspects of developing housing wealth effects and suspending crowding-out effects.
