[摘　要]　改革开放以来，城市化进程加速对城市住宅价格的上涨产生了重大影响。选取1998-2007年这个经济与城市化发展较稳定的时期作为研究阶段，根据该时期全国及地区统计数据，采用曲线拟合及回归分析的方法分析城市化进程与住宅价格的关系，并以“纳瑟姆”曲线为理论依据，简要分析函数关系存在的条件，可为住宅价格预测提供理论参考。

Abstract: The acceleration of urbanization process has a dramatic effect on the rising of the housing price in the cities since reforming and opening up. Selectes the period of 1998~2007 which the economy and urbanization developedment is stable as the studying stage. According to the national and regional statistical datas from 1998 to 2007, the paper probes into the effect between the process of urbanization and housing price by using the method of the curve fitting and regressive analysis theory, and then based on the Northam curve, analyses the conditions of existence of functions. The result provides a theoretical reference to predict the housing price.
