[摘　要]　商业地产能拉动投资、刺激需求，对促进我国经济平稳较快增长有重要意义。当前，政府应因地制宜发展商业地产项目，适时培育房地产投资信托基金；开发商应准确定位，先于地产开发招商，合理确定位置、规模，科学融资。

Abstract: Commercial real estate which can pull investment and stimulate demand has important significance in promoting stable and faster development of nation's economy. At present, government should develop commercial real estate projects adapting to local conditions, and cultivate real estate investment trusts duly. Developers should have accurate position, attract business before development, determine location and scale reasonably, and finance scientifically.
