摘要：面对日益严峻的老龄化现状，以养老机构地产项目为研究对象，提出将PPP模式应用于养老机构地产。分析养老机构地产PPP项目在服务水平、责任风险、政府监管等方面的特点，以及可能与政府合作的房地产开发企业、保险企业及医疗护理企业的优劣势，阐述政府选择合作企业时的影响因素，给政府选择合适合作企业提供决策参考。

Abstract：Faced with the increasingly severe situation of aging，takes the real estate project of pension institutions as the research object，puts forward PPP model used in pension institutions real estate. The paper analyzes the characteristics of PPP projects of pension institutions real estate，as well as the advantages and disadvantages of real estate development enterprises，insurance companies and medical nursing enterprise，which may cooperate with the government，elaborates the influence factors of the government choosing the cooperative enterprise，provides some reference for the decision-making of the government.
