摘要：分析建筑工程运营管理研究现状和BIM的应用状况，厘清不同类型建筑工程运营管理的内在需求和主要利益关切；论证BIM在建筑工程运营管理中应用的现实可行性和优越性，构建基于BIM的建筑工程运营管理模式，提出实现的路径和建议；强调平衡参与方的利益，调动其参与协同工作和信息集成的积极性。

Abstract：The paper analyzes the status of operation management of construction project and the application of BIM，clarifies the internal demand and main interest concerns of operation management in different types of construction projects. Then，verifies the feasibility and superiority of the application of BIM in operation management of construction project，builds the operation management pattern of construction project based on BIM and proposes the realizing path and corresponding advice. Last，emphasizes the balance of participants’ benefits and mobilizes them to take part in collaborative work and information integration.
