摘要：基于大量实地调研，归纳出我国村镇小康住宅建设的四种典型模式，即政府主导的区域性新型村镇建设、产业导向和产业带动的村庄整治建设、富裕起来的村庄集体集中建设和富裕村民的个体改善性自建，并对每种建设模式的资金来源、规划、设计、建造技术等建设特点进行归纳对比，为制定村镇小康住宅建设补贴政策、技术支持政策，以及构建村镇住宅投融资模式、管理机制等提供参考。

Abstract：Based on extensive field research，sums up the four modes of rural residential construction，namely government-led regional centralized building，industry driven oriented rural renovation construction，rich village collective concentrate construction，and wealthy villagers improved construction. Furthermore，the paper analyzes the construction characteristics for each construction mode，such as sources of funding，planning，design，construction technical and so on，provides a reference to formulate subsidies policy and technology support policy，and to build financing model and management mechanism for rural residential.
