摘要：基于博弈论的方法和思维，构建公租房租赁合同双方（公租房主管部门和公租房的承租人）的博弈模型，确定公租房退出机制的两个关键因素，进而有针对性地提出完善公租房退出机制的政策建议。

Abstract：Based on game theory，the research constructs game model of the two parties of rental contract in public rental houses，which are the public rental housing authorities and public rental housing tenants. Then，points out the two key factors in exit mechanism of public rental houses. Finally，puts forward related policy suggestions to perfect the public rental house exit mechanism.
