摘要：阐述我国养老地产的发展现状，通过对养老地产的各参与主体、产品结构类型、产业链模式以及相关政策的分析，提出我国养老地产目前存在的问题；结合国外养老地产经验，分析我国养老地产未来发展趋势并提出深化各参与主体合作机制、创新融资模式、加快行业标准建设等相关发展建议。

Abstract：The paper expounds the current situation of the development of the real estate of our country，through the analysis of the pension real estate participants，pension real estate products structure，pension real estate industry chain mode and related policies，puts forward the existing problems of the pension real estate. Combined with the foreign pension real estate experience for reference，analyzes future development of pension real estate in our country and puts forward the corresponding suggestion，including further deepening the participation subject cooperation mechanisms，innovating the financing pattern，and strengthening government supervision，accerating the construction of industry standards and so on.
