[摘　要]　从全面的界定联合开发的概念出发，探究了联合开发的形成机理，指出联合开发团体形成的外部、内部动力和条件，并在探讨了建设项目联合开发的作用、适用条件、可应用的领域的基础上，对联合开发在建设项目应用中的要点、难点和解决思路做了研究。

Abstract: This paper probes into the forming mechanism of joint-development, considering its comprehensive concept, and shows the internal and external conditions and motive forces for the formation of joint-development organization. Based on the discussion of joint-development's functions, applicable conditions and fields, it researches on the key points, difficulties and solutions of joint-development in practice.
