摘要：基于并为解决养老地产在策划设计、物业管理、配套养老服务等运营阶段存在的若干问题，针对运营阶段提出“战略联盟模式”，并对包括运营商选择、契约签订、信息平台搭建、风险控制及利益最终分配的全流程梳理。最后对养老地产战略联盟的发展提出相关建议。

Abstract：In order to solve problems in pension real estate from aspects of plan，property management and support services in the operational phase，this paper proposes strategic alliances in pension real estate operations stage. It analyzes the whole process of operation，including selecting operator，signing contract，constructing information platform，controlling risks，and allocating benefits. At last，it puts forward suggestions for development of pension real estate strategic alliances.
