摘要：利用主成分分析法并引入结构方程模型，对城镇化各因素与商品住宅价格的内在作用机理进行探索性研究，分析各因素对于商品住宅价格的影响路径、影响方式和影响程度，并针对研究发现详细分析直接影响因素、间接影响因素对商品住宅价格的不同作用和影响，计算并给出城镇化对商品住宅价格的总影响效用，对于商品住宅的价格调控有一定参考价值。

Abstract：Based on the principal component analysis and the structural equation modeling，this paper presents an exploratory research on the intrinsic action mechanism of the urbanization factors and commercial housing price. First，analyzes the impacts of the urban development factors on the commercial housing price via effective identification and classification of these factors. Then，by discussing the findings in detail，analyzes the different roles of the direct influencing factors and indirect ones，and figures out the total effect of each factor on the commercial housing price. The results can be useful for reference in the control of commercial housing price.
