摘要：基于养老地产的主要内涵和特征，分析当前我国养老地产发展机遇。在介绍美国、日本养老地产发展模式及经验基础上，从客户定位、产品策略、盈利模式、价值链构建等方面提出我国养老地产业发展思路。

Abstract：Based on main connotation and characteristic of pension real estate，the paper analyzes the development opportunity of pension real estate in China. Then，introduces development pattern and advanced experience of Pension estate in Japan and America，on this basis，provides development ideas for Chinese pension real estate enterprises from customer positioning，product strategy，profit model，value chain construction.
