[摘　要]　从我国工业发展及城市化进程的客观实际出发，指出城市内旧工业厂区的改建项目已成为建设领域内的一项重要内容，具有成因复杂、实施约束强、内容及形式多样等特点。从文化、社会、环境和经济等方面，深入剖析了旧工业厂区改建项目的价值所在，即对城市历史和特色的继承性保护、对自然及社会环境的和谐再建、对既有建筑资源的合理再利用以及由此产生的经济效果。最后通过改造范例给予佐证。

Abstract: Based on the objectivity of the industry development and city progress in China, it is pointed out that the rebuilt-project of used industry plant site in city has been an important item in construction field, and its features include complicated cause of formation, strong restrictions and multiform matter. Then by the viewpoint of culture, society, environment and economy, the value of the rebuilt-project of used industry plant site is analyzed deeply, which are located at the successive protection for the history and characteristic of one city, the harmonious rebuilt of the society and environment, the reasonable reuse of the existed building resource, and the economical effect led by above reasons. Finally a successful rebuilt-project is reported as an exemplification.
