市场力博弈:房价升降的一个理论分析框架

[摘 要] 房地产价格形成过程是市场主体博弈的过程。房地产市场主体行为对房价的影响体现为三种“市场力”:“主升力”、“主降力”和“平衡力”。通过构建“房地产市场力博弈均衡概念模型”进行理论分析,发现“市场力”博弈均衡的结果决定房价的升降趋势,并提出破解当前房价高企的对策。

Abstract: The real estate market price formation process is the game process of the main players in the market. Their action on the impact of the real estate market prices reflects in the following three kinds of “market forces”: “the force of the lift”,“the force of the drop” and “the force of the balance”. Through the construction of “the conceptual equilibrium model of the game of the real estate market forces” and theoretical analysis, it is finded that “market forces” determine the trend of the changes of the real estate market price. And then some countermeasures to make break the current high price level of real estate are put forward.
