摘要：从房地产开发商的视角分析房地产开发项目的成本控制现状，识别成本控制问题，建立基于BIM技术的房地产开发项目成本计划与控制流程；探讨基于BIM技术的建设项目不同阶段成本控制关键节点，解决各阶段BIM技术应用下成本控制的数据需求问题，并对项目相关方数据提供的责任进行分配。通过研究与设计，力求为房地产开发商提供一套系统性的成本控制解决方案。

Abstract：From the perspective of real estate developers，this paper analyzes the cost control situations of real estate development projects and identifies the problem of cost control，establishes a cost planning and control process of real estate development projects based on BIM，which focus on solving the cost control issues as early as possible. Then，dicusses the key nodes and solves the problem of date needs of cost control in each stage of BIM application，carries out the assignment of responsibility based on the date provided by project stakeholders. Emphasizing the synergy between BIM and cost control，can provide a systematic early cost control solution for the real estate developers.
