摘要：选取中国88个城市在1998～2013年间的面板数据，采用固定效应模型，分别探讨房地产开发投资在不同等级城市中对城镇化的作用。实证结果表明，房地产开发投资对城镇化有挤出效应，而且在一、二线城市中更为显著。对于政策制定者来说，应合理引导房地产业的发展，保障新型城镇化的进程。

Abstract：This paper applies panel data of 88 Chinese cities in 1998～2013 to investigate the differentiated effect of real estate investment on urbanization across cities of different classes. The empirical results show that real estate investment has crowding-out effect on urbanization，and this effect is even more serious in first-tier cities and second-tier cities. Policy makers should explore effective ways to guide the development of real estate industry and guarantee the process of new urbanization.
