[摘　要]　从宏观经济的视角来分析影响房价变化的因素，研究表明各地区房屋价格的变化与人均GDP和人均住房支出有直接的关系，并通过引入房价强度相对数这一指标，对城市房价的变化趋势进行剖析。

Abstract: This paper uses macroeconomic method to analyse the house price changing, the study shows that the price changing is relation with the per capital GDP and per expend, by using the elasticity of residential property prices, it also analyses the direction of house price changing.
