摘要：通过设计外部管理组织结构和结构化的融资分配方法、选择多元化的投资策略，克服当前我国房地产投资基金发展过程中存在的开发商主导基金投资、基金功能错位、缺乏退出路径等问题，探讨我国房地产投资基金可持续发展模式。

Abstract：With the rapid development of real estate investment fund，it has the problems of real estate developer leading investment fund，fund investment function dislocation，lacking of exit route and other issues. By designing the external management structure and structured financing and allocation mode，selecting diversified investment strategies，overcome the problems it has and explore the sustainable development mode of China’s real estate investment fund.
