[摘　要]　通过对我国近几年来住宅工程质量问题调查结果的统计与分析，划分出我国住宅工程质量问题的类别以及各种类别发生的频次；在此基础上，通过与之相应的群因素分析得知，给我国住宅工程质量带来影响的主要因素有11项，它们分别是勘察设计、施工管理、建筑材料、项目人员、工程技术、工程费用、工程进度、施工机具、施工环境、客观条件和管理制度。

Abstract: Through the statistics and analysis of research result about housing project quality near years, this paper marks off sorts of housing problems and generant degree of different sort. According to these, there are eleven main factors that affect housing project quality in China by analyzing corresponding group factors. They are design of reconnaissance, management, materials, personnel, technology, charge, schedule, machines, circumstance, condition of impersonality and system of management.
