摘要：对重庆市公共租赁住房承租人的腾退意愿进行问卷调查，应用二项Logistic模型对调查数据进行回归分析，研究影响承租人腾退意愿的各因素的相互关系。研究发现，弹性的租金政策和激励政策是影响承租人腾退意愿的关键因素。最后提出公租房退出机制方面的政策建议。

Abstract：Through questionnaire survey in tenants of public rental housing in Chongqing, analyzes the relationship among the influence factors that affecting the willingness to vacate public rental housing by the binomial Logistic model which makes the regression analysis on the survey data. The finding shows that the key factor which affects the tenants’ willingness to vacate is to adopt flexible rent structure and stimulus policy. Finally，several policy commendations are made.
