摘要：在特征价格理论的基础上，运用统计方法，对上海市影响住宅价格的住宅特征进行分析，找出影响住宅价格的最主要的住宅特征，研究表明，绿化率、距离CBD、建筑面积、距离公园和距离地铁这5个住宅特征指标对住宅价格的影响最大，并对这5个指标进行深入分析。

Abstract：The paper analyzes the impact factors of housing prices in Shanghai with statistical methods based on the hedonic price theory，identifies the most important characteristics impacting of residential housing prices. The research shows that the 5 indices that impact on housing price mostly are green rate，distance to CBD，area，distance to park and distance to subway. At last，in-depth analysis is done on these 5 indices.
