摘要：以沈阳市某公租房项目3#楼为例，分析装配整体式建筑工程的成本现状，着重探讨装配整体式与现浇式建筑工程技术经济指标中的成本差异；得出了高成本是装配整体式建筑工程发展“瓶颈”，而土建成本较高是导致其高成本的主因的结论；提出了从管理和技术综合来解决成本瓶颈的措施，包括改革对PC构件生产企业的课税税种、完善PC构件企业的资质管理，运用空斗墙砌合、各类集成及新型抗震混合框架结构整体体系等。

Abstract：With a sample of public rental housing project 3# in Shenyang，analyzes existing state of the cost in the development of prefabricated building，and emphatically discusses the cost structure of technical-economic indicator between prefabricated building and cast-in-place building，concluded that the high cost is“bottleneck”in the development of prefabricated building，and find that construction cost is the main reason of high cost of prefabricated building. Puts forward some suggestions，such as reforming of the production enterprises of PC components tax，improving the qualification administration of PC components enterprise，using Rat-Trap Bond，various integration and utilization and mixing frame structure system of seismic prefabricated building.
