摘要：选取天津市中心城区二手商品住房市场截面数据，基于Hedonic价格模型，对城市居民住房市场需求偏好结构进行实证分析。结果显示，消费者对于便捷公共交通、医疗服务设施、居住环境、住房规划设计等住房品质要素有较高偏好。在我国住房市场由数量供需平衡向品质供需结构匹配的转型期，相关各方应从不同层面积极应对这种变化，共同促进住房市场的健康可持续发展。

Abstract：This paper selects Tianjin city second-hand housing market commodity housing price data，and establishes an empirical study about preference structure of urban residents housing demand based on Hedonic model. The results show that，consumers have a higher preference for convenient public transportation，medical facilities，living environment，housing planning and design，and other housing quality elements. According to this result，China’s housing market is about to enter the transition period from quantity of matching supply and demand balance to quality of matching supply and demand structure，relevant parties should actively respond to this change at different levels，and jointly promote the healthy and sustainable development of the housing market.
