[摘　要]　以我国近三年来住宅工程中所出现的质量问题调查结果为依据，对质量问题所产生的原因进行了概括性的描述。在此基础上，通过对质量原因控制方法的分析，提出了消除质量问题群因素的控制方法和判定这一方法有效性的途径，并用实例进行了检验。

Abstract: By research on quality problems in our country's dwelling house near three years， this paper describes procreant reasons for the quality matter. Based on these work， it analyses control methods of quality problems， then brings forward dominate ways with regard to group factors of avoiding quality matter and route to judge methodological validity， and it also carries through test using examples.
