摘要：利用2003～2010年省级面板数据，以人均房屋竣工面积、人均GDP、预期和利率为控制变量，分析土地财政依赖与商品房价格之间的关系。研究表明，土地财政依赖对商品房价格产生正向影响，但不显著；人均GDP、预期和土地价格显著正向影响商品房价格；利率对商品房价格产生显著的负向影响；土地价格在土地财政依赖与商品房价格之间起着正向调节作用。针对研究结论提出抑制房价过快上涨的政策建议。

Abstract：This paper chooses per capita housing completion area，per capita GDP，expectation and rate as control variables，researches the relationship between land financial dependence and housing price through using provincial panel data from 2003 to 2010. The results show that，land financial dependence has a positive impact on commercial housing price，but not significant. The per capita GDP，expectation and land price are significantly and positively affect housing price；interest rate has a significant negative effect on housing price，land price positive moderates the relationship between land financial dependence and housing price. Based on the research results，puts forward some policy recommendations.
