[摘　要]　探讨BIM技术在建设工程造价精细化管理中的价值及作用。阐述了精细化管理定义及内容及BIM技术在工程造价精细化管理中的应用价值，而BIM技术在某房地产开发项目中的应用结果表明，BIM技术能“精准、及时”下达指令，压缩沟通成本，实现房地产开发项目的“精细化管理”，可提升控制造价水平，消除造价管理的“三超”问题。

Abstract: investigate the value and role of BIM technology in the construction cost of the fine management. Describes the meticulous management definitions and content and application value of BIM technology and meticulous management of the project cost, while the BIM technology results in a real estate development projects indicate, BIM technology “accurate and timely” issued instructions, compression communication costs achieve “fine management” real estate development projects, enhance the level of cost control, cost management to eliminate the “three super” problem.
