[摘　要]　介绍了国内外住宅节能的发展现状，分析了资源约束给我国住宅建设可持续发展带来的影响，同时指出我国在住宅节能方面存在的主要问题是在住宅的建造和使用过程中资源消耗过高、能源利用率较低。针对这一问题，分别从政策制定、设计规划、工程建造、工程建材和科技研发五个方面提出了相应的建议。

Abstract: The paper introduces the actuality of oversea & inland about house saving energy， and analyzes some influence by restriction of resource and energy to Sustainable development of house construction；meanwhile，points out the present main problems of house saving energy in our country are exorbitant wastage in resource and lower using rate in energy. On the basis of them， some corresponding suggestions have been put forward from making policy， engineering design， construction， materials and science research for solving them.
