[摘　要]　比较传统建筑物维修管理流程和基于BIM的建筑物维修管理系统的优劣，分析基于BIM的建筑物维修管理系统应具有的功能，建立BIM在建筑物维修管理系统中的框架，并阐述该系统框架全寿命周期的集成运行流程，以规范建筑物维修管理程序，提高其经济效益和社会效益。

Abstract: Analyzed the functions of the BIM-based building maintenance management system on the basis of comparing the demerits of traditional building maintenance procedure and the merits of BIM-based building maintenance management system. Then established the frame of BIM in building maintenance management system and discussed how this system would interpretably operate in lifecycle, to standardize the procedures of building management, and improve the economic and social benefits of building maintenance management．
