公共租赁房租金定价方法研究—基于可持续经营原则及效用最大化理论

[摘 要] 公共租赁房将逐步成为未来保障性住房的主体。租金定价关系到公共租赁房的可持续发展和低收入群体的幸福感。现有公共租赁房租金定价方法主要考虑成本因素和家庭收入情况,但建设保障性住房成效的衡量标准是低收入群体的满意度。根据可持续经营原则确定单位面积基准租金,遵循效用最大化理论,选取家庭结构、家庭居住现状、公共租赁房小区居住环境等影响公共租赁房租金的主要因素,构建公共租赁房租金定价模型,并提出相关建议。

Abstract: Public rental housing will gradually become the main part of security housing in the future. Rental pricing related to the sustainable development of public rental housing and the happiness of low-income groups. Existing pricing methods of public rental housing are mainly considering the cost and family income factors, but the benchmark of the development effectiveness of security housing is the satisfaction of low-income groups. Based on the principles of sustainable management to determine the basis rental of unit area, and selected the main factors such as the family structure, the family present living situation, the neighborhood environment of the public rental housing, and so on, under the utility maximization theory. At last we constructed the pricing model of public rental housing, and optimized the calculation method of the model coefficients.
