基于Hedonic模型的公租房定价方法研究

[摘 要] 公租房作为解决“夹心层”人群住房困难的主要措施,其租金的测定受到社会各方的关注。以青岛市公租房项目为例,运用Hedonic模型,收集项目相邻地段普通住房的租赁信息,运用SPSS软件进行回归分析,得到公租房的理论租赁价格和公租房租金占普通住房租金的百分比。并结合当地政府的公租房补贴政策综合确定公租房租金,以使公租房更好地发挥其保障作用。[关键词] 公租房租金;Henodic模型;SPSS回归分析Abstract: Public rental housing acts as one of the main measures of resolution of the housing of sandwich layer crowd, the determination of its rent attracts social attention of all parties. On the basis of Hedonic price model, collected lots of ordinary housing rental information adjacent to Qingdao public rental housing project, carried on the regression analysis by SPSS software. Then gets the theoretical public housing rental price and gets the percentage of the rent between public housing and ordinary housing.
