[摘　要]　在分析BIM技术特点及发展趋势的基础上，按照BIM的总体思路和工业化生产对建筑产品模块化的要求提出基于BIM的住宅工程模块化计价方法。首先，在分析住宅工程结构的基础上，按照模块化划分原则，对住宅工程结构进行模块化分解，建立模块化结构体系，并结合每一模块特点和应用需求进行指标设计；其次，根据统计学原理分析指数测算及动态更新方法，保证指标及指数能够根据市场的实际变化及时进行调整和更新；最后提出推进模块化计价模式应用和发展的措施建议，旨在促进BIM技术的推广应用，推进住宅产业化的发展。

Abstract: By discussing the characteristics and trends in development of BIM technology, put forward the modular pricing model in the residential engineering based on BIM, which according to the general idea of the BIM and the requirements of the industrialization of modular building products. Firstly, established the modular structure system on the basics of residential structures and principle of modular decomposition, then designed index combined with each module characteristics and application requirements; Secondly, analyzed the index calculation and updating methods based on statistical theory to adjust to rhe market changing and updating; In the end, proposed some measures and recommendations to promote the application and development of the modular pricing model. Aims to promote the use of BIM technology and the development of the industrialization of residential engineering.
