BIM技术在房地产项目规划方案评价中的应用研究

[摘 要]  针对传统的房地产项目规划方案评价方法注重定性分析,且只需符合规范要求的现状,提出将BIM技术运用到规划方案评价中,通过量化日照、采光、通风指标,使其分析更为客观科学,而且将方案评价从只满足于规范要求深入到生态微环境分析层面,确定是否宜居,以提高房地产的附加值。最后,以实际案例对量化后的指标日照、采光及通风进行分析说明。

Abstract: Based on the present situation of traditional evaluation method that focuses on qualitative analysis and just needs to meet specification requirements, this paper puts forward to apply BIM to planning scheme evaluation, a new evaluation approach that should make the analysis more objective and scientific by quantifying sunshine, lighting, and ventilation indicators. In addition, the new evaluation method would help to determine scheme's livability and improve the added value of real estate from the perspective of ecological environmental analysis, compared with the former status just to meet the required specification. Finally, this paper presents a case study on quantified indicators of sunshine, lighting and ventilation.
