[摘　要]　配建比例是公租房配比建设能否顺利实施的关键。它的影响因素如区位因素、开发商的总投资、政府给予的优惠政策和奖励等对配建比例的确定有着不同的影响。通过对各影响因素的分析，构建测算商品房建设中公租房配建比例区间的模型，为确定保障房配建比例提供参考。

Abstract: Mixed building ratio is the key to prove the success of public rental housing construction, which is affected by such factors as the location, the total investment from the developers, and the preferential policies and incentives from the government. Based on the analysis of all these factors, this paper aims to set up a model to calculate the ratio value of public rental housing to the commercial housing in the hope of providing recommendations to the government and the enterprises.
