[摘　要]　目前我国保障性住房价格的制定主要从成本角度考虑，或按照周边商品房的价格进行调节。就此运用多种方法对北京市保障性住房的支付能力进行实证分析，得出目前该类住房价格和租金部分脱离居民支付能力的结论，并提出相应的对策建议。

Abstract: The price of affordable housing is mainly considered in the persceptive of cost, or be adjusted in accordance with the surrounding real estate prices. This paper uses a variety of methods to conduct an empirical analysis of affordable housing's affordability in Beijing, suggests that such housing prices and rents are higher than the residents' ability to pay, and puts forward the corresponding countermeasures and suggestions.
