[摘　要]　通过对典型商业地产企业的案例研究，总结出商业地产的本质特征及其与传统住宅开发的本质区别，在此基础上分析住宅开发企业转型商业地产面临的主要挑战，并探讨提出相应的对策和建议。

Abstract: This paper analyzes the essential characteristics of commercial real estate, as well as its essential differences compared to traditional residential real estate by studying representative commercial real estate corporations. Based on the research, the main challenges for traditional residential real estate development enterprises when confronting commercialization transformation are summarized, corresponding strategies and suggestions are proposed.
