[摘　要]　概述了商业地产发展的现状与未来，分析了商业地产发展过程中存在的问题，阐述了商业地产发展的内部动力机制，建立了商业地产的商住联动开发模式。

Abstract: The paper summarizes the status quo and future of commercial real estate, analyzes its existing problems in the development process, elaborates the inner dynamic mechanism of it, and establishes the residential and commercial interaction development mode.
