[摘　要]　以某既有办公建筑的节能改造措施为研究基础，利用PKPM软件进行能耗模拟，同时，结合经济性评价指标（财务净现值、动态回收期、费效比），对该办公建筑进行财务评价，并作为节能改造措施运用的经济控制指标。最后对单项节能改造措施进行敏感性分析，进一步优化改造方案。

Abstract: To evaluate the performance of energy retrofit measures in commercial buildings, this paper analyzes the energy performance of these measures using PKPM software, on the economic performance with indices such as financial net present value, dynamic payback period, and cost-effective analysis. Furthermore, this paper conducts sensitivity analysis on evaluating the performance of single energy retrofit measure to improve the overall economic performance of energy retrofit in commercial buildings.
