我国旅游地产消费和投资的特征、问题及对策

[摘 要] 针对我国旅游地产的短暂性和周期性特征,运用产权式酒店和历时度假等商业模式以培育和挖掘旅游地产的消费需求。其中,产权式酒店贴合国内购房、产权偏好,分时度假的高效率和消费成本平摊则是人多地少国情下休闲度假的必然选项。针对流动性、交易撮合和信用等投资问题,旅游地产市场应引入基金等房地产投资信托等证券化投资方式。

Abstract: According to the short-term and periodicity characteristics of China's tourism real estate, this paper suggests that we should together use the business modes of the property hotel and the time-share to cultivate and exploit its consumption demand, for the property hotel is fit to the domestic property right preference and the time-share fit to the efficiency and cost demand because of the fact of many people and little land. Moreover, the tourism real estate market should introduce the real estate investment trusts as a securitization investment to solve problems in the mobility, the deal-making and the credit.
