［摘 要］ 论述2011年房地产调控以来温州市房地产市场出现的新变化和新特点，并从房地产与金融的关系角度，分析温州房地产市场出现明显调整的原因，以及本轮房地产调整对温州的影响，最后提出完善房地产调控、控制金融风险的政策建议。

Abstract: The paper discusses the change and the new features of estate market in Wenzhou since propertymarket tightening measures were implemented in 2011. According to the relationship between real estate and financial, analyzes the possible reason of a significant adjustment appearing in Wenzhou, and points out the effect. Finally, puts forward some proposals to improve the real estate regulation and control financial risks.
