[摘　要]　阐述房地产市场波动的涵义，将房地产市场波动分为长期波动、随机波动、季节波动及周期波动；针对沈阳市房地产市场，运用时间序列分解模型，剔除长期波动和随机波动，掌握季节波动和周期波动规律；得出了沈阳市房地产市场季节波动因子，并推断沈阳市场地产市场的周期波动规律。

Abstract: The paper defines the connotation of real estate market fluctuation, and divides into long waves, period fluctuation, seasonal fluctuation and random fluctuation. In allusion to the Shenyang real estate market, uses time series model to eliminate the long waves and random fluctuations, mastering the season fluctuation and the period fluctuation rule. The conclusion is season fluctuation factors and the period fluctuations of Shenyang real estate market.
