[摘 要] 基于国房景气指数分析了我国大陆地区1998年以来房地产经济波动情况,分析认为当前房地产经济正处于本轮波动的收缩阶段,可能造成金融机构各类房地产抵押贷款违约和变现风险的集聚,影响金融稳定,并累及宏观经济。为此,建议重新审视并调整现有抵押评估——审核技术规范中的相关规定,加强信贷风险管理,把握好调控节奏,并规范地方政府行为。

Abstract: This paper analyzes real estate economic fluctuation in China since 1998 on the basis of state housing book index, it is indicated that current real estate economic is in the shrink stage of this fluctuation. This can cause concentration of default risk and liquidation risk of real estate loans, affect financial stability involving the macro-economy. So suggests to reconsider and adjust the existing technical guidelines of collateral value appraisal, to grasp the rhythm of regulate and control, and to regulate the behavior of local government.
