[摘　要]　在当前众多住宅房企争相转战商业地产的背景下，从我国商业地产发展现状出发，客观分析目前商业地产的特点及存在的问题，并结合宏观环境和城市化进程的背景，展望商业地产的发展趋势和前景。

Abstract: At present, commercial real estate is hot spot, many residential housing enterprises scramble for commercial real estate. Based on the present situation of commercial real estate in China, analyses the characteristics and existing problems of commercial real estate objectively. Combining with the macro environment and urbanization, prospects the development trend of commercial real estate.
