[摘　要]　在文献研究基础上，以重庆市为实证对象进行专家访谈和问卷调查，结合Likert五分制打分法对影响住宅工程建设返工的49个因素进行重要性评价；选取高于总体均值的26个主要因素，采用因子分析法提取出6个命名度清晰的公共因子。本研究有利于住宅工程各参与方有针对性地解决工程返工问题，提高住宅工程的整体水平。

Abstract: Based on literatures review, makes expert interviews and questionnaire survey. And then the Likert scale is used to evaluate the importance of the 49 factors which affected the residential projects rework, the 26 main factors which scales higher than the average are selected, 6 common factors are extracted by factor analysis method. The research is helpful for participants to solve the residential projects rework, and improve the level of residential project.
