[摘　要]　控制性详细规划的技术经济分析是控制性详细规划的重要组成部分。本文通过实例分析了政府前期基础设施配套费、开发商房地产开发成本、容积率等之间的关系，为城市控制性详细规划确定合理的容积率提供理论依据。

Abstract: Technical and economic analysis is an important part of Regulatory detailed planning. The basic principles of city planning in meet the basis, make the city function planning, form more feasible. The ultimate goal is ensure planning of urban planning smooth implementation. This article through example analyzed government prophase infrastructure supporting fees, real estate development costs of the developers and government's profits, developers profit and house prices, floor price, volume rate, the relationship between the urban regulatory detailed planning for determination of reasonable cubage provides theory basis.
