摘要：城市更新中大量一般性工业遗存面临功能再生与投资约束的双重挑战。本文引入建筑层级理论，构建工业遗存改造的“分级利用”决策框架，将既有建筑要素划分为基础级、主体级、围护级与设备级四个层级，对应采取差异化处置策略。以金风科技北京一期园区厂房改造项目为实证，通过基于可靠度鉴定的结构精准干预、保护性拆除构件的闭环再生利用及机电系统的梯度化配置，可在保障安全与品质的前提下实现低成本改造，为量大面广的工业建筑绿色更新提供参考。

Abstract：Under the background of urban renewal，a large number of general industrial heritages face the dual challenges of functional regeneration and investment constraints. This paper introduces the building shearing layers theory and constructs a "graded utilization" decision-making framework for industrial heritage renovation，dividing existing building elements into four levels：foundation level，main structure level，enclosure level，and equipment level，with differentiated disposal strategies correspondingly. Taking the Beijing phase I park plant renovation project of Goldwind technology as an empirical case，the research shows that through precise structural intervention based on reliability assessment，closed-loop recycling of protectively demolished components，and gradient configuration of electromechanical systems，low-cost renovation can be achieved under the premise of ensuring safety and quality，providing a reference for the green renewal of a large number of general industrial buildings.
