模块化建筑工程“产品化”计价机制构建研究

摘要:模块化建筑作为建筑工业化的高阶形态,以“集成化、产品化”为核心特征,正推动建筑业从“现场建造”向“产品交付”转型,但传统基于分部分项与现场工序的计价模式,难以适应这一建造模式。本文从空间、时间、价值三个维度系统解析模块化建筑的成本结构变迁,剖析生产制造、物流运输、现场装配三大阶段与传统计价模式的结构性适配困境,提出应以“产品化”思维重构计价逻辑,构建模块产品市场化定价与现场装配服务清单化计价协同的计价机制,通过计价单元标准化、消耗量标准体系构建、动态价格调整等实施路径,为实现模块化建筑计价转型提供理论依据与制度保障。关键词:模块化建筑;产品化计价机制;成本结构;工程造价管理Abstract:As an advanced form of construction industrialization,modular integrated construction is characterized by "integration and product-orientation",driving the transformation of the construction industry from "on-site construction" to "product delivery". However,traditional pricing models based on divisional and sectional works and on-site processes struggle to adapt to this new construction paradigm. This paper systematically analyzes the transformation of the cost structure of modular construction from the spatial,temporal,and value-based dimensions,and examines the structural adaptation challenges between the three core phases—factory production,logistics transportation,and on-site assembly—and traditional pricing models. It proposes reconstructing the pricing logic with a product-oriented mindset and establishing a dual-track pricing mechanism that integrates market-based pricing for modular products with bill-of-quantities pricing for on-site assembly services.
