摘要：城市轨道交通工程的传统移交模式长期面临账实不符、信息核对困难、移交周期冗长等严峻挑战，严重制约了建设与运营的有效衔接，影响了资产全生命周期管理价值的实现。本文旨在系统研究建筑信息模型在城市轨道交通资产移交领域的创新应用。本文深入剖析了传统纸质化、分段式移交模式所导致的“信息孤岛”、数据割裂与流程脱节等内在缺陷，提出了一种以BIM技术为核心、数据前置于建设阶段、标准统一贯穿始终的资产数字化移交新模式。本研究为城市轨道交通工程提供了一套从数据标准、流程方法到价值创造的完整数字化移交解决方案，对于提升行业资产管理效率与智能化水平，推动基础设施数字化转型具有理论与实践意义。

Abstract：The traditional handover model of urban rail transit projects has long been plagued by severe challenges，such as discrepancies between records and physical assets，difficulties in information verification，and lengthy handover cycles. These issues significantly hinder the effective transition from construction to operation and compromise the realization of value in the whole-lifecycle management of assets. This paper aims to systematically explore the innovative application of Building Information Modeling（BIM）in the field of asset handover for urban rail transit. It begins with an in-depth analysis of the inherent shortcomings of the traditional paper-based and segmented handover model，which leads to "information silos"，data fragmentation，and process disconnection. Subsequently，a new digital asset handover model is proposed，centered on BIM technology，with data front-loaded during the construction phase and unified standards maintained throughout. This study provides a comprehensive digital handover solution for urban rail transit projects，covering data standards，process methodologies，and value creation. It holds significant theoretical and practical importance for enhancing asset management efficiency and intelligent capabilities in the industry，as well as for promoting the digital transformation of infrastructure.
