“开发—销售—运维”三位一体住房长期维护服务模式

摘要:随着既有房屋房龄不断增加,人民对美好居住环境的向往与住宅维护体系滞后之间的不匹配矛盾凸显。为了解决这个问题,本文提出以住房服务商为主导的“开发—销售—运维”三位一体住房长期维护服务模式,对模式的主要内容、优点、运行方式和稳定存续方式进行深入分析。提出未来住房以模块化建筑为主,通过政策标准支持、技术创新保障实现建筑的可持续与循环利用;建设住房超级体验中心,通过“好房子”展示、体验式营销和社群运营的方式,促进房屋销售和拓宽营收渠道;建立住房常态化体检与信息反馈机制,打造专业售后服务中心,为住房建立“健康档案”,实现对住房的长期维护服务;以提升居民长期维护服务意愿为引导,以探索多元盈利模式为支撑,最终实现整个体系的良性循环与稳定存续。

Abstract:With houses continuing to age,the primary contradiction lies in the mismatch between the people's aspiration for a better living environment and the backwardness of the residential maintenance system. To address this issue,this paper proposes a long-term "development-sales-operation and maintenance" model led by housing service providers,and conducts an in-depth analysis of the model's core content,advantages,operating mode,and approaches to ensure its stable sustainability. The paper suggests that future housing should primarily adopt modular construction. Supported by policies and standards,and ensured through technological innovation,sustainability and recyclability of buildings can be achieved. It also proposes the establishment of housing super experience centers,where the display of "quality homes",experiential marketing,and community operations can promote housing sales and diversity revenue channels. Furthermore,the paper advocates for a regular housing inspection and information feedback mechanism,along with a professional after-sales service center,to develop "health records" for homes and enable long-term maintenance services. Guided by the goal of enhancing residents' willingness to engage in long-term maintenance services and supported by the exploration of diverse profit models,the entire system can ultimately achieve a virtuous cycle and sustainable stability.
